As of June 16, 2009, we have 358 Single Family Homes for sale in Miami Beach.
Twenty five Miami Beach homes have sold in the past ninety days from $400,000 - $3,830,000. From 1547 square feet to 5695 square feet.

Days on the market ranged from a low of ten days to a high of 988 days on the market!
Believe it or not, the average list price to sales price ratio was only 84%.
Of these twenty five homes, the average ORIGINAL list price to eventual sales price ratio was 72%.
As we all know, we are still in the middle of an unprecedented buyer’s market.
Six of the homes sold are waterfront; nineteen of the homes are not on the water.
Of the twenty-five homes sold, three were reported as being “REO” bank-owned properties and one home was reported as a short sale. I’m guessing there are more REO and short sales than were reported.
The least expensive Miami Beach waterfront home sold for $1,550,000.
Many of the homes sold were in the mid-beach area. I looked through all of the listings to find a pattern. What made these houses sell while others have sat on the market? I couldn’t find an easy answer as each house and location are so specific.
